MYCON undertook an ambitious project in Woodway, Texas, near Waco, showcasing its prowess in site development and construction. This case study delves into the comprehensive site development of a 5-acre parcel, where MYCON’s expertise brought to life a 97,000 square foot self-storage complex, a single-story U-Box building, and ten individual drive-up storage units, totaling 16,000 square feet. The project’s complexity is exemplified by the combination of construction methods and building materials employed.

Situated on a 5-acre site in Woodway, Texas, this self-storage complex project required MYCON to perform a wide range of site development activities, including mass grading, installation of site utilities, concrete paving, creation of building pads, and meticulous landscaping. The resulting complex consists of 12 separate buildings, each serving a unique storage purpose, and features a combination of construction techniques and materials.

The project commenced with precision mass grading to prepare the site for construction, ensuring the proper alignment and foundation for the complex. MYCON was responsible for installing all site utilities, providing essential services such as water, electricity, and sewage to the entire complex. The construction of concrete paving facilitated access and parking throughout the site, enhancing usability and convenience for customers. The centerpiece of the development is a 4-story, 97,000 square foot self-storage building, designed to accommodate a wide range of storage needs. A single-story U-Box building, spanning 17,000 square feet, was constructed using pre-engineered metal and insulated metal panel siding. It features three dock openings for efficient loading and unloading. Ten individual single-story drive-up storage units, totaling 16,000 square feet, were erected to provide convenient and secure storage options. The project incorporated a combination of tilt-wall and metal stud framing construction techniques to achieve the desired functionality and aesthetic appeal. Storefront elements and insulated metal panel siding were used in the construction of the 11 buildings to enhance their appearance and insulation.
