Description

MYCON achieved another milestone in industrial development with the successful completion of McKinney Trade Center, a master-planned business park featuring three tilt-wall warehouse buildings totaling 367,455 square feet. This project showcases MYCON’s expertise in managing complex industrial developments, incorporating state-of-the-art facilities and extensive site work.

The McKinney Trade Center project encompassed the construction of three tilt-wall warehouse buildings on a 24-acre master-planned business park. The individual buildings and their specifications are as follows:

  • Building 1 (159,984 SF): A one-story office/warehouse with a clear height of 36′-0.
  • Building 2 (95,840 SF): A one-story office/warehouse featuring a clear height of 32′-0.
  • Building 3 (111,631 SF): A one-story office/warehouse with a clear height of 32′-0.

The project involved extensive site grading and utility work. Notably, the city mandated the installation and maintenance of a temporary detention pond until the complete storm sewer system was in place, highlighting MYCON’s adherence to regulatory requirements and commitment to environmentally responsible construction practices. The city’s requirement for a temporary detention pond posed a unique challenge. MYCON implemented a strategic approach, ensuring compliance with the city’s specifications while maintaining construction progress. Once the storm sewer system was installed, the temporary detention pond was seamlessly transitioned. Coordinating different clear heights for each building demanded precise planning. MYCON’s design and construction teams collaborated to ensure that each building met the specified clear height requirements, optimizing the functionality of each space.

Collaboration with the city authorities was pivotal in navigating regulatory requirements. MYCON engaged in open communication with the city, addressing their specifications and ensuring that the project met all necessary guidelines and approvals.

Conclusion

MYCON’s achievement in completing McKinney Trade Center underscores the company’s capability to deliver large-scale industrial developments with precision and expertise. This project not only adds a significant milestone to MYCON’s portfolio but also sets a high standard for industrial warehouse facilities in McKinney, Texas.
